Maintenance Service

Tees Valley Housing’s dedicated maintenance service is provided by an in-house team made up of 15 staff and includes 5 maintenance technicians, that undertake all general day to day repairs. The staff are multi-skilled and undertake a variety of repairs ranging from hanging doors, repairing leaks, glazing works, tiling and all other general repairs. We have our own inhouse electrician so we are able to provide a very responsive service. We also have 3 staff undertaking 60% of repairs to our empty homes. We have a relet standard that has been agreed with our customers.

Repairs Manual

A Guide for Reporting Repairs has recently been issued to tenants.  The guide  includes comprehensive information on how to report a repair, pictures of components to aid the tenant when reporting/diagnosing repairs which in turn will help our contractors/in-house teams to provide a more efficient service. The booklet also contains a check list on Tees Valley and tenant’s responsibilities and other useful information.

Contractors' Code of Conduct

We aim to provide you with a good quality service. We only want to use contractors and in-house staff who are able and have promised to carry out their work properly.

We have consulted with tenants and agreed a list of contractors do's and don'ts during any repairs to your home and improvement works.

We also use contractors from our approved contractor panel to carry out routine repairs. Any gas repairs and annual services are carried out by GAS SAFE registered contractors.

We also deliver the following services to our customers:

  • Cyclical Painting – we paint the outside of our homes every 4 years.
  • Boiler Servicing - we service all out gas appliances every 12 months. This is a free safety check for our customers.
  • Disabled Adaptations – we have a small budget available to carry out adaptations such as level access showers, door entry systems etc. They all require an assessment and recommendation by an Occupational Therapist.
  • Estates Improvement – we have a small budget available to carry out improvements requested by tenants to out estates. The panel that approves the spend consists of staff and residents. Examples of the works we have undertaken are security lighting and extra fencing.

Working alongside our maintenance team we have our own inhouse grounds maintenance team, which consists of 12 staff. We cut the grounds on an eleven day rota and cover all sites excluding Sunderland. Our team undertake the following duties:

  • Grass cutting
  • Shrub Cutting
  • Tree Management
  • Fencing
  • Paving
  • Litter picking

We also offer our residents a garden surgery which will be attended by our Grounds maintenance supervisor to deal with any issues on site or offer advice to residents.
